Your Citywide Home Tours agent will make specific suggestions on how to make your home most appealing and presentable for showings.
7. Seller Representation included. A professional Citywide Home Tours agent will list your property and assist you through the entire selling process from the beginning to the end, including attendance at the closing as your representative.
8. Contract Negotiations included. Your Citywide Home Tours agent will negotiate contracts on your behalf with agents or guide/advise you with negotiations with buyers with no agents. Review of home inspection reports and negotiations for any concerns with property included. A feedback system for comments about your property from showing agents provided.
9. Properties Listed 7 Days a Week.
There are two ways:
a) Make a listing appointment. The listing agent will visit you at your property and assist you in completing the listing documents, provide a Comparative Market Analysis, suggest a listing price, answer any questions and advise you as your consultant, photograph the exterior and interior of your home, and set up the For Sale yard sign, brochure box, directional sign and the agent-access electronic lockbox, if you lease one.
b) List by email. All the listing forms, including the Comparative Market Analysis, will be sent to you by email. Any consultation about a listing price, etc. can be conducted by phone or email. You will email photos of your property to Citywide Home Tours. The For Sale yard sign, brochure box, directional sign and the agent-access electronic lockbox, if you lease one, will be set up by your agent.
10. Agent-Access Electronic Lockbox The more accessible your property to agents, the better the opportunity to sell. Available for a one-time lease fee of $100.
11. Buyers' Agents will show your property to their buyer clients.
They will call you and notify you directly to show your property from your name and phone number printed in the Showing Instructions on your listing.
12. Electronic Lockbox Monitoring: Registers dates/time, names, and contact information of agents who entered your property.
13. Buyer leads go to you. Buyers will call you directly from your phone number printed on Citywide Home Tours For Sale yard sign (you have the option to either have your phone number printed or your agent's). Buyers will also call you from your phone number printed on flyers placed in the brochure box from a template provided by Citywide Home Tours.
14. You show and sell your property yourself to a buyer not represented by an agent and you pay NO commission!
15. Citywide Home Tours agents available 7 days a week.
Calls and inquiries from buyers and agents about your property answered by Citywide Home Tours on weekdays and weekends.
16. Calls to Citywide Home Tours from buyers requesting showings.
Buyers with no agents who contact Citywide Home Tours to schedule a viewing of your property will be referred to you. We will give your name and phone number to the buyers. Some buyers prefer an agent to show. In that case, a Citywide Home Tours will show your home. The goal is to get your property sold and we do not want you to miss any opportunity.
17. Access to our Preferred Closing Title Company, Mortgage Lenders, Home Inspectors and Appraisers
If you have any questions or would like to consult an attorney, a lender, an inspector or an appraiser, Citywide Home Tours will provide you with their names and contact information.
18. List on the Largest National Real Estate Websites: Number of photos displayed vary on public real estate websites
19. Suggestions for Vendors available
(e.g. Exterior & Interior Painting, Handyman Service, Roofer, HVAC Service, Siding, etc.)
20. Seller Home Warranty
While your home is listed through Citywide Home Tours, you may order a home warranty and receive coverage (cost is approx. $400; due only when your property sells/closes and transferable to buyer).

* FEES at Listing and Closing: $399 due at time of listing. Payment by check or credit/debit card accepted. At closing, when your property sells and closes, a transaction fee 1/2% of your sales price is due Citywide Home Tours. Plus, if a buyer's agent brought you a buyer and sold your property, you pay a sales commission (typically 3%) to the buyer's agent. All fees are deducted from your proceeds on your Settlement Statement, at closing.
